There is no single price for a kitchen in Dubai. The cost depends on the size and layout of the room, the cabinet material, the finishes, the worktops, the appliances and the installation work. A quote is only accurate once the design is agreed.
This guide explains what moves the price up or down, how to compare quotes fairly, and what to prepare so you get an accurate quotation the first time. If you are still choosing a style, our luxury kitchens in Dubai page shows what a bespoke stainless steel kitchen looks like.
What decides the cost of a kitchen in Dubai?
| Cost factor | What changes the price | What to ask |
|---|---|---|
| Size and layout | Number of cabinets, tall units, an island, ceiling height and corners | How many base, wall and tall units does the design use? |
| Cabinet material | Wood-based boards (MDF, particleboard), aluminium or stainless steel | What are the cabinet bodies and doors made of, not just the doors? |
| Finishes | Colour, texture and special looks such as wood or stone | Is the finish the same on every visible panel? |
| Worktops | Material, thickness, edge details and cut-outs | Is the worktop included in the quote, and which material is it? |
| Appliances | Brand, size and how many built-in appliances you choose | Are appliances priced separately from the cabinetry? |
| Hardware and storage | Drawer systems, corner solutions, pantry pull-outs and lighting | Which drawer and hinge systems are included? |
| Installation and site work | Removing an old kitchen, moving plumbing or electrical points, access to the site | Is removal and site preparation part of the quote? |
Size and layout
The number of units is the starting point of any kitchen price. An L-shaped kitchen with a few wall cabinets costs less to build than a villa kitchen with an island, tall pantry units and cabinetry that runs up to a high ceiling. Many Dubai villas also have a show kitchen and a separate working kitchen, and each one is priced on its own layout.
Cabinet material
Most kitchens are built from MDF or particleboard covered with a veneer or lacquer. The material matters for cost and for how long the kitchen lasts. Around the sink or in the steam above the hob, water can reach the core of a wood-based board and make it swell.
In a NIVRA kitchen, the cabinets and doors are stainless steel, and they come with a lifetime warranty on stainless steel components. Appliances are covered by their manufacturers’ warranties. Read more about why we build in stainless steel.
Finishes and colours
The finish changes how the kitchen looks far more than it changes the structure. NIVRA kitchens come in more than 300 colours and finishes, including wood-look and stone-look finishes. Ask whether the same finish is used on every visible panel, including end panels and the back of an island.
Appliances
Built-in appliances are often one of the largest lines in a kitchen budget, and they shape the layout. A full-height refrigerator, a range cooker or a column of ovens each needs its own housing. Plan appliances early so the design is drawn around the exact models. NIVRA is an authorized distributor of Sub-Zero, Wolf and Gaggenau. You can browse our premium kitchen appliances.
Installation and renovation work
A kitchen in a new villa is usually simpler to install than a renovation. In an existing home, the work can include removing the old kitchen and adjusting plumbing or electrical points. Ask for this work to be listed separately so you can see what you are paying for.
Modular or bespoke: how does it affect the price?
A modular kitchen uses standard units combined to fit the room, while a bespoke kitchen is designed and made to measure for one space. Bespoke design takes more planning time and more decisions. Modular planning is simpler to compare and easier to extend later. We explain the difference in detail in Modular vs Bespoke Kitchens: Which Suits Your Villa?
How to compare kitchen quotes fairly
The lowest quote is not always the lowest cost over the life of the kitchen. Before you compare, make sure every quote covers the same things:
- The same layout and number of units
- The cabinet material for both the bodies and the doors
- The same worktop material and thickness
- Appliances listed separately, with model numbers
- Installation, removal of the old kitchen and site work
- What the warranty covers, for which components and for how long
How to get an accurate kitchen quote in Dubai
- Share a floor plan with measurements. Include ceiling height, windows, doors and the position of water and electrical points.
- Add a few photos of the space. For a renovation, photos of the current kitchen help the designer plan the work.
- List your appliances. Brand and size matter more than anything else for the layout.
- Choose finishes in person. Colours look different in daylight, so compare samples side by side.
- Agree the design, then the price. NIVRA shares a detailed quotation once your design is agreed.
Frequently asked questions
How much does a kitchen cost in Dubai?
It depends on the size and layout, the cabinet material, the finishes, the worktops, the appliances and the installation work. A reliable price comes after the design is agreed, not before.
Does a stainless steel kitchen cost more than a wood-based kitchen?
It depends on the design and the finishes. Compare quotes on the same layout, appliances and worktops, and check what each kitchen is made of and what the warranty covers.
Are appliances included in the kitchen price?
It depends on the quote. Ask for appliances, worktops and installation as separate lines so you can compare quotes on equal terms.
Does a kitchen renovation cost more than a kitchen in a new villa?
A renovation can add work such as removing the old kitchen and adjusting plumbing or electrical points. Your quote should list this work separately.
